RO Land is a strategic land promotion business investing in residential and commercial land in southern and eastern England. We are part of the family-owned RO Group, giving us substantial financial strength and an impressive track record in property development.
Our objective is to add value to land by securing planning consents that unlock its development potential. We do this by working in partnership with landowners through promotion and option agreements but we do have the resources to buy sites outright.
Meet the team
Jacob is responsible for running the RO Land business covering both strategic land acquisition and promotion activities. Jacob joined The RO Group in 2020 having previously run Heyhill Land, a privately owned land promotion business which he co-founded in 2014. Before that Jacob held senior roles at RCL Capital and Pradera AM Plc where he was responsible for the fund management of two pan-European commercial property portfolios. Jacob is a Fellow of the Institute of Charted Accountants in England and Wales.

Ed joined RO Land in April 2022 after previously working for planning consultancies in Northamptonshire and Bedfordshire where he managed various planning applications on behalf of land owners, promoters, housebuilders and public bodies. Having begun his career in local government working on local plans and evidence bases, Ed now uses his expertise gained in planning policy and consultancy to evaluate the potential of strategic sites and identify and promote suitable sites for development. Ed is Chartered Member of the Royal Town Planning Institute.

Paddy joined RO Land in May 2023. He holds a MSc in Real Estate and previously worked in consultancy, managing stakeholder engagement for a wide range of development projects ranging from immediate land to long-term strategic sites.
At RO Land, Paddy promotes the team’s sites and supports the growth of the business by seeking out and evaluating prospective new sites.

Alex began a career at Strutt & Parker and joined the RO Group in May 2023 from JLL, previously advising on disposals and acquisitions of immediate and strategic sites. Alex will support the growth of the RO Land business by sourcing, securing and promoting new strategic development opportunities across the Home Counties, wider South East and South Midlands. Alex is a Member of the Royal Institution of Chartered Surveyors.

The RO is a highly entrepreneurial family company that has been in business for 90 years. Now in its third generation of family management, the RO Group's interests are based upon a founding principle that we are ‘In business to do business’ and this direct approach has seen the RO thrive over the years through careful and focused investment in a diverse range of sectors.
We have a long and successful history of investing in both real estate and operational businesses and have been involved in more than 25 different sectors, including retirement homes, renewable energy and neighbourhood centres. The Group has substantial financial resources, a highly experienced team and a flat management structure, which allows us to make decisions quickly.
Today the RO’s investments can be split into four principal businesses:
RO Real Estate, the commercial property division, has built over 1.1 million sq. ft to date and currently manages over 300,000 sq. ft of office, industrial, retail and hotel accommodation. All acquisitions are funded through its existing cash resources, meaning that it is able to move quickly if the appropriate investment criteria are met;
RO’s award winning housebuilder, Metis Homes, builds modern homes with traditional values and has created a diverse portfolio of bespoke, high quality homes in prime locations – from traditional properties in rural settings to contemporary town centre schemes;
Promoting strategic sites for residential, commercial and green energy projects;
