RO Land was established in early 2020 as a dedicated land promotion business to build on the group’s extensive planning and development experience.
We focus on creating and complementing inclusively designed communities, working in partnership with landowners and Local Planning Authorities. Our collaborative approach to promoting land is the foundation of our objective to grow and deliver our portfolio of new sustainable developments.

Old Stratford
West Northamptonshire Council
We successfully promoted a 5 acre site on the edge of Old Stratford, Northamptonshire for 32 new homes. The site is in a highly sustainable location next to the village, with modern development on two sides. Our planning strategy focussed on a 100% affordable scheme, complying with local policy allowing Entry Level Exception Sites. Planning Permission was granted in December 2024. The development will contain public open space with attractive views over the Great Ouse river, and 2 acres of land to the south will be handed over to the local Parks Trust, with public access and biodiversity improvements.
Great Chishill
South Cambridgeshire District Council
We are promoting a 2 acre site in Great Chishill, Cambridgeshire for a residential development. The site is well related to the village and a logical infill site. In November 2024 we submitted a planning application for up to eight self-build and custom-build homes. Planning and masterplannning are being undertaken by Carter Jonas.
Oakley
Buckinghamshire Council
We are promoting this 7 acre site on the edge of Oakley, in Aylesbury Vale, for a residential development. DLP are advising on planning and Carter Jonas are advising on masterplanning.
Moggerhanger
Central Bedfordshire Council
We are promoting a 3.3 acre site in Moggerhanger, near Bedford. It is a relatively flat site in a logical and sustainable location next to modern housing and opposite a new development which was completed in 2022. Planning and masterplanning are being undertaken by DLA.
Potash Farm
Milton Keynes, Buckinghamshire
Potash Farm is a 140 acre farm purchased by the RO Group in 2018 as a long-term investment. It is strategically located close to the north west boundary of Milton Keynes, a city that is set to double in size over the next three decades. Our strategy is based on active management, including investment in renewable energy opportunities and the development of commercial units. We have recently received planning permission for a further 5MW of solar generation on part of the site.
Pattishall
West Northamptonshire Council
We are promoting a 6 acre site on the edge of Pattishall, Northamptonshire for a residential development. The site is in a logical location for development next to the village, and close to both Northampton and Towcester. Planning and masterplanning are being undertaken by Savills.
Nethermayne
Basildon Borough Council
We are promoting a 6.1 acre field on the edge of Basildon. The site is in an attractive location between the Redrow development at Westley Green and the Langdon Hills Country Park and is only 500m from Basildon University Hospital. Planning and masterplanning are being undertaken by Bidwells and Carter Jonas, respectively.
